The Big Question Every Investor Is Asking
Interest rates have dropped dramatically. The 3-month compounded SORA is hovering near 1.0% in 2026, down from above 3% just 18 months ago. That’s made mortgages significantly cheaper, and naturally, investors are asking: is it time to get back into Singapore property?
The answer isn’t a simple yes or no. Let me walk you through the numbers — the real ones — so you can make an informed decision.
What Are Rental Yields Actually Looking Like?
The average non-landed condo rental yield across Singapore sits at approximately 3.36% in 2026. But that headline number hides significant variation depending on where and what you buy.
Suburban OCR condos near MRT stations: 4.0–4.5% — the highest yields in the private residential market. Jurong East / Second CBD area: 3.5–4.0%. District 15 (Katong, Marine Parade): 3.2–3.8%. Prime CCR condos (Districts 9–11): 2.0–2.8%.
By unit size: Studios and 1-bedrooms yield 4.0–4.5%, 2-bedrooms 3.5–4.0%, 3-bedrooms 3.0–3.5%, and 4-bedrooms+ 2.5–3.2%. Smaller units in suburban locations near employment hubs generate the best percentage returns.
The ABSD Reality Check
Consider a Singapore Citizen buying a second property, an OCR condo at S$1.8 million: gross rental income at 3.5% is ~S$63,000/year. After mortgage interest, property tax, maintenance: ~S$8,000 net rental cashflow. ABSD at 20% (S$360,000) amortised over 10 years: S$36,000/year. Net operating position: approximately −S$28,000 annually.
With capital appreciation of ~4% (S$72,000/year), total return works out to roughly S$44,000/year, or about 2.5% on the purchase price. That trails the 10-year SGS bond yield of ~3.0% and S-REIT distributions of 5.5–6.5%.
Where Property Investment Still Wins
1. HDB upgraders buying their first private property. Singapore Citizen couples moving from HDB to private pay zero ABSD on their first condo. With mortgage rates at multi-year lows, the monthly cost of ownership has dropped substantially.
2. HDB rental yields are surprisingly strong. A 4-room HDB flat in a mature estate renting at S$2,500–S$3,000 monthly on a purchase price of S$600,000–S$750,000 generates approximately 4.0–4.8% gross yield.
3. The leverage advantage. Property lets you control a S$1.5M asset with S$375K down. If that asset appreciates 4%/year, you’re earning S$60,000 on a S$375,000 equity position — a 16% return on equity. No bond or REIT offers that kind of leverage to retail investors.
My Practical Advice for 2026
For first-time upgraders: This is your window. Low rates, competitive new launch pricing, and zero ABSD make the upgrade path attractive. Focus on OCR and RCR locations near MRT stations.
For second-property investors: Run the numbers honestly, including ABSD. Unless you’re buying below market value, consider S-REITs for income-focused exposure without the ABSD burden.
For long-term holders: Property remains an excellent inflation hedge and wealth-building tool if you can hold through market cycles. The key is buying right — the right location, the right entry price, and the right unit type.
