Buying Services

Buying a Property

Whether it's your first HDB flat, a condo upgrade, or an investment property — here's how I help you buy right.

My 6-Step Buying Process

A structured, data-driven approach to help you find the right property at the right price.

1

Eligibility & Financial Assessment

We start by reviewing your eligibility (HDB/EC requirements, citizenship status) and obtaining your HDB Flat Eligibility (HFE) letter or bank In-Principle Approval (IPA). This confirms your loan ceiling and gives you a clear budget before you start viewing.

2

Budget Planning & Grant Assessment

I calculate your total costs including stamp duties (BSD, ABSD), legal fees, renovation estimates, and applicable grants like the Enhanced CPF Housing Grant or Proximity Housing Grant. No surprises at the finish line.

3

Property Search & Town Selection

Using live transaction data and market trends, I match your budget to the right neighbourhoods and property types. For HDB, we review ethnic quota availability, lease balance, and comparable sales. For condos, we assess PSF trends, developer track record, and future developments nearby.

4

Viewings & Due Diligence

I accompany you for every viewing, checking structural condition, sun orientation, noise levels, and neighbourhood factors many buyers overlook. For HDB, we verify lease details and ethnic quotas on site. For condos, we review condo facilities, maintenance fees, and en-bloc potential.

5

Negotiation & OTP

Armed with comparable transaction data, I negotiate the best possible price on your behalf. My goal is to minimise Cash-Over-Valuation (COV) for HDB resale or secure below-market pricing for condos. I handle the Option to Purchase (OTP) paperwork and coordinate timelines between all parties.

6

Completion & Key Collection

From exercising the OTP through to legal completion, I coordinate with HDB, your conveyancing lawyer, and the bank to ensure a smooth handover. I track every milestone so nothing falls through the cracks, and you get your keys on time.

Common Issues Buyers Face

These are the pitfalls I help my clients avoid. Being aware of them saves you time, money, and stress.

Overpaying (COV)

Many buyers pay more than HDB's valuation without checking comparable sales data. I use real transaction records to negotiate fair pricing and aim for zero or minimal Cash-Over-Valuation.

Insufficient Lease Balance

An HDB flat with a short remaining lease may not cover you until age 95, limiting your CPF usage and loan quantum. I always check that the lease works for your age and financial plan.

Missing Available Grants

Buyers sometimes miss out on grants they're eligible for — Enhanced CPF Housing Grant, Proximity Housing Grant, or Family Grant. I review every grant option before we proceed.

Neighbour & Unit Issues

Hoarding next door, joss paper burning, pest infestations, water seepage — these issues only surface after you move in. I check common problem areas during viewings and flag concerns early.

Ethnic Quota & Eligibility

Some HDB blocks have reached their ethnic quota limit, making the unit ineligible for certain buyers. I verify quota availability before you commit to viewing.

ABSD & Stamp Duty Surprises

Second-property ABSD rates can be 20% or more for Singapore Citizens. I calculate your full tax exposure upfront, including BSD and any applicable SSD, so you know the true cost before committing.

Ready to Find Your Next Home?

Let me help you navigate the buying process with confidence. Free, no-obligation consultation.

Selling Services

Selling Your Property

Get the best price in the shortest time. Here's how I market and close your property sale effectively.

My 6-Step Selling Process

A proven system to sell your property quickly, at the highest possible price.

1

Free Valuation & Pricing Strategy

I conduct a thorough Comparative Market Analysis using recent transaction data, current listings, and market trends. Together we set a competitive asking price that attracts buyers without leaving money on the table.

2

Eligibility & Timeline Planning

For HDB sellers, I verify MOP satisfaction, outstanding loan balance, and CPF refund obligations. We plan the selling-and-buying timeline together so you're never caught between two commitments — whether upgrading to a condo or right-sizing.

3

Home Preparation & Professional Marketing

First impressions count. I advise on decluttering and minor touch-ups that boost perceived value. Professional photography and virtual tours are arranged. Your listing goes live on PropertyGuru, 99.co, and my network simultaneously.

4

Viewings & Buyer Qualification

I screen every enquiry to ensure only financially qualified buyers view your home. No time wasted on casual lookers. I manage all scheduling, accompany every viewing, and collect feedback to fine-tune our strategy.

5

Offer Negotiation & OTP

When offers come in, I don't just pass them along — I negotiate strategically using market data and buyer timelines to push for the best possible terms. I handle the Option to Purchase documentation and option fee collection.

6

Legal Completion & Handover

From exercising the OTP through conveyancing, CPF refunds, and final completion, I coordinate with lawyers, HDB, and banks to ensure everything closes smoothly. I track every milestone until the keys are handed over.

Common Issues Sellers Face

Avoid these costly mistakes that delay sales or reduce your final price.

Overpricing the Listing

Setting the price too high causes your listing to sit on the market, going stale. Buyers skip over listings that have been up too long. I use real transaction data to price competitively from day one.

Poor Listing Photos

Low-quality, dark, or cluttered photos are the number one reason buyers skip a listing. Professional photography and proper staging make a dramatic difference in enquiry volume.

Unqualified Viewings

Time wasted on viewers who can't afford the unit or aren't serious. I pre-qualify every potential buyer for financial readiness and genuine purchase intent before scheduling viewings.

Paperwork & Timeline Errors

Mistakes in option money handling, exercise deadlines, or HDB submission timing can delay or derail a sale. I manage every document and deadline so nothing falls through.

Sell-Buy Timing Gap

Selling without a plan to buy next leaves you homeless or rushed. Buying before selling ties up your cash and exposes you to ABSD. I coordinate both timelines so the transition is seamless.

Weak Negotiation

Simply passing offers back and forth isn't negotiation. I leverage comparable data, buyer urgency, and market timing to advocate for the best price and terms on your behalf.

Thinking of Selling?

Get a free, data-driven valuation of your property. No obligation, no pressure.

Singapore Rental Yields in 2026: Does Property Investment Still Stack Up?

By Dave Ng • Huttons Asia • September 15, 2026

← Back to Blog

The Big Question Every Investor Is Asking

Interest rates have dropped dramatically. The 3-month compounded SORA is hovering near 1.0% in 2026, down from above 3% just 18 months ago. That’s made mortgages significantly cheaper, and naturally, investors are asking: is it time to get back into Singapore property?

The answer isn’t a simple yes or no. Let me walk you through the numbers — the real ones — so you can make an informed decision.

What Are Rental Yields Actually Looking Like?

The average non-landed condo rental yield across Singapore sits at approximately 3.36% in 2026. But that headline number hides significant variation depending on where and what you buy.

Suburban OCR condos near MRT stations: 4.0–4.5% — the highest yields in the private residential market. Jurong East / Second CBD area: 3.5–4.0%. District 15 (Katong, Marine Parade): 3.2–3.8%. Prime CCR condos (Districts 9–11): 2.0–2.8%.

By unit size: Studios and 1-bedrooms yield 4.0–4.5%, 2-bedrooms 3.5–4.0%, 3-bedrooms 3.0–3.5%, and 4-bedrooms+ 2.5–3.2%. Smaller units in suburban locations near employment hubs generate the best percentage returns.

The ABSD Reality Check

Consider a Singapore Citizen buying a second property, an OCR condo at S$1.8 million: gross rental income at 3.5% is ~S$63,000/year. After mortgage interest, property tax, maintenance: ~S$8,000 net rental cashflow. ABSD at 20% (S$360,000) amortised over 10 years: S$36,000/year. Net operating position: approximately −S$28,000 annually.

With capital appreciation of ~4% (S$72,000/year), total return works out to roughly S$44,000/year, or about 2.5% on the purchase price. That trails the 10-year SGS bond yield of ~3.0% and S-REIT distributions of 5.5–6.5%.

Where Property Investment Still Wins

1. HDB upgraders buying their first private property. Singapore Citizen couples moving from HDB to private pay zero ABSD on their first condo. With mortgage rates at multi-year lows, the monthly cost of ownership has dropped substantially.

2. HDB rental yields are surprisingly strong. A 4-room HDB flat in a mature estate renting at S$2,500–S$3,000 monthly on a purchase price of S$600,000–S$750,000 generates approximately 4.0–4.8% gross yield.

3. The leverage advantage. Property lets you control a S$1.5M asset with S$375K down. If that asset appreciates 4%/year, you’re earning S$60,000 on a S$375,000 equity position — a 16% return on equity. No bond or REIT offers that kind of leverage to retail investors.

My Practical Advice for 2026

For first-time upgraders: This is your window. Low rates, competitive new launch pricing, and zero ABSD make the upgrade path attractive. Focus on OCR and RCR locations near MRT stations.

For second-property investors: Run the numbers honestly, including ABSD. Unless you’re buying below market value, consider S-REITs for income-focused exposure without the ABSD burden.

For long-term holders: Property remains an excellent inflation hedge and wealth-building tool if you can hold through market cycles. The key is buying right — the right location, the right entry price, and the right unit type.

New En Bloc Rules Just Passed: What Every Condo Owner Should Know

By Dave Ng • Huttons Asia • September 14, 2026

← Back to Blog

Singapore’s Biggest En Bloc Shake-Up in Years

On September 8, 2026, Parliament passed the Land Titles (Strata) (Amendment) Bill, introducing the most significant changes to Singapore’s collective sale framework in over a decade. If you own a condo or apartment — especially one that’s getting on in years — these new rules could directly affect your property’s future.

The Key Change: Lower Consent Thresholds

Buildings aged 40–59 years: Consent threshold drops from 80% to 70%. Buildings aged 60+ years: Drops from 80% to 65%. Buildings under 40 years: No change — existing 80% (or 90% for under 10 years) still applies.

The logic is straightforward. Older buildings face escalating maintenance costs and structural concerns. By lowering the bar, the government is making it more practical for ageing estates to redevelop.

Other Important Changes

Shorter signature collection window: Cut from 12 months to 6 months. Sale committees need to move faster and more decisively.

Higher bar to call meetings: Requisition threshold raised to 35% of share values, up from 20–25%. Prevents small groups from repeatedly initiating sale attempts.

Longer cooldown between attempts: Failed en bloc attempts now trigger a 3-year cooldown, extended from 2 years.

Will This Trigger an En Bloc Wave?

Probably not a wave, but a meaningful pickup. Only 4 collective sales closed in the whole of 2025, down from 17 in 2021. The 35% ABSD for developers and elevated construction costs continue to weigh on the market.

That said, the new rules create a clearer path for older, smaller estates where holdout owners previously blocked sales with strong majority support.

Which Properties Stand to Benefit?

Prime candidates are buildings aged 40+ years in locations where land values have risen significantly. Think older walk-up apartments in Districts 9, 10, 11, and 15, or ageing condos near new MRT stations.

The developer sweet spot has shifted toward smaller, boutique sites — typically under 200 units. Developers are gravitating toward manageable projects they can sell out within the ABSD deadline.

What Should You Do Now?

1. Know your building’s age and lease. Buildings crossing the 40-year mark now fall under the new 70% threshold.

2. Understand your estate’s collective sale history. If a previous attempt failed recently, the new 3-year cooldown applies.

3. Assess the land value uplift. Estates near new infrastructure, in prime districts, or with generous plot ratios tend to command the best en bloc premiums.

4. Don’t wait to sell if your plan is to exit. A collective sale is never guaranteed, and banking your plans on one is risky.

201 Million-Dollar HDB Flats in August: What Upgraders Should Know

By Dave Ng • Huttons Asia • September 7, 2026

← Back to Blog

A Record Month That Tells Two Stories

August 2026 will go down in Singapore’s property history books. For the first time ever, 201 HDB resale flats changed hands for $1 million or more in a single month, smashing the previous record of 188 set in June.

Yet here’s the paradox: overall HDB resale prices are actually declining. The HDB Resale Price Index fell 0.3% quarter-on-quarter in Q2 2026, marking the first back-to-back quarterly decline in nearly seven years.

The Market Is Splitting, Not Crashing

Premium mature estates like Queenstown, Toa Payoh, and Bukit Merah continue commanding top dollar. The median price for a four-room flat in Queenstown now sits at $1.04 million.

Meanwhile, heartland estates and less central locations are seeing prices soften. Three-room flats dipped 1.1% and five-room flats fell 1.0% in Q2, while two-room (+1.6%) and executive flats (+2.1%) bucked the trend.

Why This Is Good News for Upgraders

1. Interest rates are at multi-year lows. The 3-month compounded SORA has dropped to around 1.0–1.1%. For a $1.5M property with a 75% loan, this rate environment saves you roughly $1,400 per month compared to peak 2024 rates.

2. Private prices in the suburbs are softening. Non-landed private home prices in the RCR fell 1.4% and OCR dipped 0.2% in Q2 2026. If you’re upgrading from HDB to a suburban condo, the price gap is narrowing from both sides.

3. A wave of new launches offers more choices. The second half of 2026 has approximately 3,550 new private units across 11 projects. Major launches include Thomson Reserve (1,240 units), Lucerne Grand (570 units), and Lentor Gardens Residences (499 units).

Three Things to Consider Before You Move

Know your flat’s true position. If you’re in a mature estate with remaining lease above 70 years, your unit likely sits in the stronger segment. Run the numbers on your specific block and floor.

Factor in the new EC rules. The May 2026 EC policy changes doubled the MOP from 5 to 10 years and abolished the Deferred Payment Scheme. This has redirected some upgrader demand toward resale condos and new launches.

Watch the supply pipeline. With 13,480 HDB flats reaching MOP in 2026 — nearly double 2025’s figure — and approximately 18,000 more in 2027, the resale market will see increasing supply. If you’re planning to sell, earlier may be better than later.
